Town Square is a fully redeveloped, Class A, multi-use
property consisting of 103,880 square feet of office
and retail space situated on 8.7 acres of ground in the
center of Downingtown Borough, Chester County, Pennsylvania.
The property has been designed to function as the town
square and hub of the retail and business activity in
the historic Borough of Downingtown. Mill Town Square
consists of two retail buildings, three office buildings
and a retail pad site interconnected with Downingtown’s
Main Street and its two community parks. The property
is ideal for retail stores and businesses looking for
high-end space with strong demographics and a convenient
location. Some of the tenants growing their business
at the property include Kimberton Whole Foods, TD BankNorth,
City Side Grille, McDonalds, Lockhart Jewelers, Pulse
Beauty Academy, Main Line Diagnostic, Chester County

Upon
its completion in 1972, the then newly constructed retail
property at 150 E. Pennsylvania Avenue was named the
Downing Center. The Downing Center had been built as
an open air, inward facing, neighborhood retail center
that was anchored by the A&P Company and Rite Aid.
In the early 1980’s, Jefferson Bank established
its headquarters and a bank branch at the property. By
2001, Jefferson Bank (Hudson United Bank at the time)
and most of the other tenants had moved out of the property.
In February 2002, Tripoint Properties acquired the run
down and 40% occupied Downing Center. Upon acquiring
the Downing Center, Tripoint Properties renamed the property
Mill Town Square as a way to commemorate Milltown, the
original name of Downingtown, and the intended town square
function of the property. With the support of the Downingtown
Borough Council, Tripoint Properties spent four years
completing a $10,000,000 redevelopment and repositioning
of Mill Town Square.
The
property is conveniently located in the center of Chester
County within close proximity to Exton, West Chester,
and Coatesville. Routes 30, 30 bypass, 113, 322, and
282 run directly to the property providing quick and
easy access to the Pennsylvania Turnpike, Route 202,
and Route 100. The Downingtown Train Station is within
easy walking distance to the property and accommodates
the SEPTA R-5 route as well as Amtrak service East to
Philadelphia and West to Harrisburg, PA.
