In June of 2008, Tripoint Properties, Inc. acquired Highland
Crossing Apartments at 114 E. Lemon Street in the City
of Lancaster. The property is a 58,000 square foot, six-story
apartment building located at the intersection of Duke
and Lemon Streets just one block south of Lancaster General
Hospital and Lancaster General College of Nursing.
The property was constructed in the mid 1960’s and
contained 51, one and two bedroom apartments units along
with approximately 4,000 square feet of first floor commercial
office space. The apartment units range in size from 672
square feet for a one bedroom, one bathroom unit to 935
square feet for a two bedroom, two bathroom unit. The property
has one passenger elevator, 17 garages, and 54 off street
parking spaces are available for tenant use.
The property is in the process of undergoing a significant
$1.8M renovation which began in November of 2008. Renovation
of the apartment units includes new cabinets, countertops,
and appliances in the kitchens, new fixtures in the bathrooms,
new flooring throughout the units, new closets, doors and
trim. Redevelopment of the property has included: new HVAC,
plumbing, and electrical service as well as reworking the
site in order to expand the parking and beautify the landscaping.
Base building improvements include a renovated front entrance,
lobby area, and tenant hallways, upgrades to the elevator,
renovation of the balconies, and upgrades to the fire alarm
and security systems.
In addition, Tripoint Properties, Inc. has made significant
changes to the first floor commercial office space. Two
ADA compliant, two bedroom, 885sf apartments have been
created on the first floor, each with their own entrance
directly off a street level patio. The first floor laundry
room has been converted into a management/leasing office.
A brand new laundry room has been installed with 6 washing
machines and six dryers. Right beside it is a new community
room with tables, chairs and vending machines as well as
a public bathroom for tenant use. Finally, a fitness room
is in place on the first place and is just about ready
for use.
