525 Lancaster Avenue (Rt. 222) is a four-story office
building consisting of 110,000 square feet of rentable
space situated on 3.85 acres of ground in Reading, Berks
County, Pennsylvania. The building was built in 1927 and
expanded in 1985. 525 Lancaster Avenue is constructed of
masonry block, brick, structural steel framing and glass

Tripoint Properties acquired 525 Lancaster Avenue in
September 2006 with the intention of significantly
redeveloping the
property and modernizing the interior and exterior of
the building along with the mechanical, electric, plumbing,
and roofing systems, in order to reposition the property
into a class “A” office building. The property,
at the time of acquisition, was vacant but had recently
been occupied by Sovereign Bank and used for their call
center and back office operations. Redevelopment work
at the property will include the addition of a dramatic
glass
and brick facade with many windows as well as a new passenger
elevators, toilet rooms, and office interiors. Site improvements
will include the addition of sidewalks, landscape islands,
and landscaping. Demolition of the Annex of the building
is just about complete and Tripoint Properties will begin
the $5,250,000 redevelopment of 525 Lancaster Avenue
during the fourth quarter of 2008. Tripoint expects the
work to be substantially complete
by the end of the second quarter of 2009.
525 Lancaster Avenue is conveniently located in Reading,
PA along busy Route
222 (Lancaster Avenue), just west of Rt 422 and the Schuylkill
River, near Alvernia College and the border of Shillington,
PA. More than 15,000 cars, on average, pass the property
each day. Routes 222, 422, 724, and 176 are within close
proximity to the property providing quick and easy access
to downtown Reading, Wyomissing, Pottstown, and the Pennsylvania
Turnpike. The property is within easy walking distance
to a number of amenities and the BARTA bus Route 11 stops
at the corner of the property.
