150 E. Pennsylvania Avenue, previously
known as The Downing Center, was a 106,805sf office/retail
property with 51,898sf of single story retail space, 50,407sf
of two story office space, and a 4,500sf McDonalds pad
site. Tripoint Properties, Inc. recognized the opportunity
to transform the distressed, poorly maintained and highly
vacant property into a multi-use, prominent center for
retail and business. With its fantastic location just off
Main Street and its close proximity to the parks and recreation
of the township as well as many residences and businesses,
the newly named Mill Town Square could function as the
center of activity within Downingtown, and rapidly growing
Chester County.
Tripoint Properties, Inc. immediately went to work redesigning
the site plan for the property, demolishing part of the
front of the structure to create landscaped pedestrian
paths and a courtyard through the center of the property,
and completely removing the façade of each of the
five buildings on the property. HVAC systems were completely
replaced, new roofs were put on the buildings, brand new
windows and doors were installed, the landscaping was expertly
designed and gorgeous awnings were added to create a top
tier, retail/Class A office environment.
Today Mill Town Square is over 95% leased and serves as
the hub of business and activity in the Borough of Downingtown,
as originally intended by Tripoint.
