Tripoint Properties, Inc. acquired 210
George Street, Muhlenberg Township, PA in September 2006
with the intention of significantly renovating and modernizing
the interior and exterior of the building. Tripoint Properties,
Inc. recognized the opportunity to transform the distressed,
poorly maintained and mostly vacant property into a highly
desirable, 30,000 square foot, Class A, professional office
building due to its prominent, highly visible location
on Route 222.
The building was constructed in 1920 on 1.8 acres of ground
as a furniture store. The property was used as a furniture
store until the early 1970’s when the building was
purchased by a local bank and converted to office use.
The property remained bank owned and occupied until the
mid 1990’s when the property was sold to a local
investor. By 2001 the bank had relocated out of the building.
The building remained mostly vacant prior to Tripoint’s
acquisition, due to the lack of accessibility, accumulated
deferred maintenance, and the functional obsolescence of
the property.
Tripoint Properties kicked off the redevelopment of 210
George Street in June 2007. The focal point of the redevelopment
project was the reorientation of the building and the construction
of a two story, glass walled addition at the southern end
of the building, formerly the rear of the property, which
became the main entrance for the property. The adjacent
parking lot was renovated with new landscape islands, site
lighting, and landscaping. The building mechanical, electrical,
and plumbing systems underwent significant upgrades, including
the replacement of the HVAC system, the addition of a building
sprinkler system, and the installation of a 2,500lb elevator.
New windows were installed and the exterior of the building
was renovated to give the property an attractive, updated
look. The redevelopment of the property was completed in
April 2008.
With the property’s convenient access to public
transportation and Route 222 and 12, 210 George Street
is quickly becoming the desired address for business in
the Reading area.
